The Town of Red Hook Zoning Board of Appeals and Planning Board are currently reviewing a proposed development under the name Meadowbrook Estates, which would create 119 new homes and townhouses, with a total of 308 bedrooms, and a single exit on to Norton Road.

We, the undersigned, find that Meadowbrook Estates .....

* Is inconsistent with Red Hooks rural character and goals as defined in the Towns Comprehensive Plan.

* Is far too large and dense for Red Hooks needs, particularly with other developments being built in the area.

* Would have a significant, adverse environmental impact on the surrounding area, including Norton Road.

* Is too far from the town center, is not walkable for most citizens, and would create a traffic hazard, with upwards of 1000 projected car trips each day passing through one entrance and exit on to Norton Road and then to the four corners in the center of the Village.

* Would lead to significant increases in local property taxes to pay for the tremendous strain on the school system, emergency services, and infrastructure of the Town of Red Hook which would be created by hundreds of new residents.

* Violates the requirement of the Zoning Code that no development may have more than 60 units.

* Has failed to follow appropriate procedures and has twisted obscure portions of the Red Hook code to justify a density that is not in the Towns interests.

We, the undersigned, therefore urge the Zoning Board of Appeals and the Planning Board to deny this development on the grounds that it is inconsistent with our Zoning, our rural, small-town character, and our stated goals under the Towns Comprehensive Plan. Furthermore, we urge the Town Board to make the necessary changes to our Zoning to prevent developments of this kind in the future.
