RE: MONTEREY PLAZA MARKET LOCATION

We, the undersigned, want and need an outlet of a GREAT market chain to fill this important retail spot -- at 5914 Monterey Rd, LA 90042 (cross street, Avenue 60). We fully intend to support a community-friendly grocer who can address the diverse community needs with our business and neighborhood spirit, helping them to become the economic center of our beautiful, friendly area.

BACKGROUND:
For years the prime, 24000sf location on busy Monterey Road, near several 110 Freeway off ramps, has passed through the hands of a number of small, single-store and "mom-and-pop" owners who lacked the marketing and business expertise to survive. We have attempted to patronize and work with each. Estimates of average local household income and purchasing power shows there is nearly $60 million in retail grocery buying power within a 1-mile radius of here ($450 million within 3 miles). Within that same 1+ mile area are only a handful of small, limited supermarkets -- and no major chains. People in Hermon, etc drive 2-3 miles to larger, brand-named stored in nearby South Pasadena, Eagle Rock, and beyond to buy their groceries -- passing this location in both directions.
